Boilers

The below equipment requires inspection only if it resides in a building class that is 6 families or greater, commercial or mixed use:

• Low pressure boilers, regardless of BTU
• Water heaters that are sealed with an “H” stamp

Elevators

Building owner’s are required to conduct a non-load test every year and a full-load test every five years. See below for a full list of equipment that requires these inspections:

1. Passenger elevators (electric or hydraulic)
2. Freight elevators
3. Sidewalk elevators
4. Escalators
5. Moving walks
6. Private residential elevators
7. Dumbwaiters
8. Material Lifts
9. Vertical reciprocating conveyors
10. Elevators used for construction

Facades

If you have a building which has 6 stories above the basement or your structure is taller than 65 feet, you need to perform an inspection the exterior facades (walls). The NYC Department of Buildings requires Local Law 11 façade inspection for structural soundness and water tightness.

The inspection must be performed by a licensed professional engineer or architect. In addition, scaffolds or platforms are required for the hands on inspection phase. Only walls which can be visually inspected must be addressed as part of the inspection. Front elevations and rear elevations (with some exceptions) need to be inspected and side wall which are visible and above adjacent structures also require inspections.
